WALNUT TREE CLOSE, GUILDFORD

The scheme would regenerate a predominately vacant, brownfield site that is bounded by residential and business units off Walnut Tree Close. The site also encompasses the Nissan car dealership which would relocate to alternative premises should planning permission be achieved on the site.

The area has a number of new residential developments, and is becoming an attractive new residential neighbourhood close to the town centre. The Guildford town centre masterplan envisages this as becoming “a predominantly residential neighbourhood”.

The office units that previously occupied the site have now been demolished, and a planning application to develop the northern part of the site for a new 40,000 sq ft office scheme was consented by Guildford Council two years ago. However after a full marketing campaign no offers were received from office occupiers to take the space on either a leasehold or freehold basis. As such, Peveril Securities & Sladen Estates have exchanged contracts to acquire the Nissan car dealership to the south of the site to facilitate a larger residential development which is more in line with the emerging residential area.

Although the proposed scheme for Walnut Tree Close is larger than the site of the existing planning permission for the office development, the proposals offer an opportunity to redevelop an underused and unsightly piece of land to deliver much-needed new homes in an attractive and sustainable location in close proximity to Guildford Town Centre and Guildford mainline train station.
